There are two main surveys available which you can choose depending on the type of property, age of property and condition of the property you are looking to purchase which will assess its condition. A survey could save you a large amount of money in expensive repairs at a later date.
Homebuyers Survey
This survey is a standard survey which is also linked to a property valuation it is intended for particular types of property for example houses, flats, bungalows of conventional type and construction which are in reasonable condition. It focuses on essential defects and whether there are any problems which has an effect on the value. After the survey is completed the buyer should receive a report and valuation, this will assist in making an informal judgement whether or not to proceed. It will inform you of any significant matters before exchanging contracts and whether or not the property is in a reasonable condition at the agreed price.
Building Survey
This is a very detailed survey formerly known as a structural survey it is suitable for residential properties and provides a full picture of their construction and condition. It is likely to be needed if the property is for example of unusual construction, is in poor condition or has been extensively altered or where a major conversion or renovation is planned, it is usually tailored to the clients individual requirements. The whole report includes technical information on construction and materials as well as details of the whole range of defects major or minor. This will assist you in making an informal judgement on whether or not to proceed with the property purchase.
