How Do I Sell My Property Privately?

Step 1 – Set Your Asking Price
  • You can do this by seeing other properties in your area and then comparing them to your property. Look in the local newspaper and the Estate Agents windows for properties in your area. Also you might like to view the Land Registry Website where you can obtain a general price guide on their House Price Index.
Step 2 – Arrange Your Home Information Packs (HIPS)
  • Before you market your property you will need a HIPS pack, this should include an Energy Performance Certificate (EPC). This must be available on the first day the property is marketed.
  • Some Solicitors and Licensed Conveyancers provide this service, in addition there are independent Companies that also prepare HIPS. Look in your local directory for more details. For additional information see our HIPS page.
Step 3 – About Your Property.
  • You will need to build a picture of your property. What type of property it is i.e. detached, semi detached, bungalow or flat. When was the property built? Is the property freehold or leasehold? If it is leasehold how many years remain on the lease and are there any service charges. What council tax band is the property in? What type of heating does the property have? Does the property have a water meter? What are the amenities i.e. schools, shops and bus routes.
Step 4 – Preparing your Property.
  • This will require you to write a description of your property. You need to describe each room giving the dimensions. Does the room have any special features? It might have for example a fireplace, fitted kitchen, fitted wardrobes or a recently fitted bathroom. Perhaps the property has a garage or maybe off road parking. It may have a garden. Does it have a greenhouse or a shed, a patio or a swimming pool, you could add this to your description. You can find many examples on our buying page.
  • You can if you wish take photographs of your property. You can select up to 10 photographs, choose the rooms you wish to photograph showing them at their best. You can include photographs of outside gardens, even sea or country views. Remember to build an overall photographic picture of your property.
  • Make sure the information you provide is completely accurate and is not misleading. It is your responsibility to ensure the accuracy of the information you submit.
  • Simply follow our guide, we will explain how to send the information you have provided and how to download the photographs. Once the information appears on our website you should then be ready to arrange viewings.
  • Our For Sale Board will be despatched to you within 5 working days. Once you have received your For Sale Board it can be erected, it carries a reference number which is linked to your property description.
Step 5 – Arrange Viewings
  • The viewer will contact you directly, either by telephone or e-mail. They may require more information about the property or want to arrange a viewing.
Step 6 – Negotiate and Agree a Price
  • After the buyer has viewed the property he may want to make an offer. Remember it could take a few offers to conclude and agree a price. It should then be put in writing by both parties. At this stage the offer is not binding on either the buyer or the seller, nor is either party bound to proceed with the sale so long as the words 'subject to contract' have been used.
Step 7 - Conveyancing
  • Now the offer has been agreed you will need to appoint either a Solicitor or Licensed Conveyancer to work on your behalf. They will undertake all of the legal work associated with your sale. Your work is now finished as the Solicitor or Licensed Conveyancer will take over and proceed with your sale through to completion.
  • We strongly advise that once a sale is negotiated you should not attempt to do the legal side yourself. You should seek professional help from a Solicitor or Licensed Conveyancer who is experienced in the legal matters surrounding property sales. Conveyancing is the legal term used for the transfer of ownership of property from one person to another.
