Step 2 - Arrange Viewings
If you are interested in a property you can simply telephone or e-mail the landlord directly asking any questions about the property or you may like to arrange a viewing.
Step 3 - Tenancy Agreement
After viewing the property you may decide that you want to leave a holding deposit. At this early stage it does not commit you to renting the property and is refundable. The landlord should then ask you for references and identification to be provided. Once this is satisfactory to the landlord he will then draw up a tenancy agreement which is signed by both parties. Also an inventory of property items will need to be signed as well, which will cover both parties. On leaving the property at the end of the agreement the inventory is checked and any items broken or missing may be taken out of the deposit.

The Tenancy Agreement should contain the following:-
The landlord and tenants name and address of the property.
The date the tenancy begins and the duration.
The amount of rent payable and how often should it be paid.
The landlords responsibility to the tenant such as keeping the premises in good working order.
Whether the tenant is responsible for council tax, gas, water and electric bills.
Length of notice given by both parties.
You will be required to pay a deposit, usually 4 to 6 weeks rent plus a months rent in advance. This should be offset against the holding deposit.
