Your Requirements - If you have decided to purchase a new home you will need to consider your location. Are you staying locally or relocating due to work or family commitments. Decide and list your prospective new home requirements and prioritising them. For example the type of property, how many bedrooms, what style and design of home and whether you would like to be near local amenities or transport links.

Budget - Discuss with your mortgage lender how much you can borrow and what kind of deposit you need. Remember additional costs such as solicitors fees, stamp duty, surveyors fees, land registry fee and removal costs.

Viewing - All new home developments are built to a very high build specification they have a show home as an integral part of the development. You will be welcomed by the sales team who will be only too willing to help and guide you around the show home. You will see great colour schemes, stylish kitchens and superb bathrooms fitted to a high quality standard. Many show homes are furnished to create a warm and comfortable feeling of how your perspective home could look. You will also find the outside gardens fully landscaped giving you an overall picture of the complete development.

Agree Terms - You now need to consider the development and decide whether to progress with a purchase. You will be able to negotiate with the sales staff who will help you with any concerns or questions you might have. Legal - Once a sale is agreed with the developer you will need to find a Solicitor or Conveyancer. They will need details of the property, the developer and details of your mortgage lender.

Survey - Your mortgage lender will want a survey completed and will elect a surveyor who will carry out a survey on the new home.

Exchange Contracts - Your Solicitor or Conveyancer will exchange contracts with your developer.

Move In - Once a completion date has been agreed you will be able to move in to your new home and be a part of the newly emerging community.
