EPC gives property owners, tenants and buyers information on the energy efficiency of properties. It gives the property a standard energy and carbon emissions efficient grade from A to G.
These measurements are obtained using the same calculations for all properties, so you can compare the energy efficiency of different properties in England and Wales. Part of this certificate is a recommendation report which lists the potential rating that your property could achieve. If you make these changes you could cut your fuel bill, improve energy performance and help cut carbon emissions.
If you are selling a property you will need to produce an EPC within 28 days of putting your home on the property market.
You are also required to obtain an EPC if you are letting a property. This is required by law and came into effect from the 1st October 2008. However, this certificate is valid for 10 years and should be shown to perspective tenants the first time you let or re-let your property.
